Your roof is all that stands between you and keeping the elements outside of your home. When it is taken care of properly, it can last 15, 20 years, and in some cases even longer. However, here in Northeast Ohio, we are often prey to crazy weather during the year and your roof might get damaged. Here are a few tips to keep in mind so you understand and know whether you need to repair or replace that roof!
You might think that roof damage is something that is very noticeable, and you will be able to recognize instantly, however, this is not always the case. You must look for the signs of damage regularly, especially when you experience any extreme weather. A combination of inspecting inside the attic and viewing the outside roof will be needed. You will want to look for wet spots and mold inside your attic, and outside, you should look for lose shingles, bare sports, bulging areas, and lose granules in your gutter. These are all signs you may need to make a repair or replacement on your roof.
Depending on the age of your roof, and the extent of the damage, you might be able to just do some repairs. The repair can often extend the life of your roof, when done properly. If your roof is nearing the 15-year mark (or older), then repairs may not be the way to go. In addition, what type of damage do you have? A few missing shingles, replacing some flashing, or removing some debris are easy enough repairs.
The most important aspect of determining whether you need to replace your roof is looking at the structural integrity of the roof. Again, age of the roof will play a factor in the decision, but more importantly did the damage cause structural damage? A tree falling on your roof would typically cause structural damage and therefore would require a replacement.
Whether you need to repair or replace that roof will depend on many factors that you and your professional roofer will discuss. The important thing is to not wait. The longer you wait the more your roof will be exposed to the elements and cause more extensive damage.
